N Mahesh Heritage Project
Bridging the gap between modern minimalism and India's layered architectural grandeur.

Few architects can claim a career that so seamlessly bridges the gap between modern minimalism and the layered grandeur of India's architectural heritage. Iyer & Mahesh, established in 1975 at Trivandrum, stands as one of the leading architectural and engineering consultancies in India.

Over the last 48 years, N Mahesh has positioned himself as a visionary designer of hotels, resorts, and wellness centers. From luxury retreats rooted in vernacular wisdom to cutting-edge sustainable projects, his work reflects a rare balance of sensitivity, ingenuity, and authenticity.

A Commitment to Education

In 2011, N Mahesh established the College of Architecture Trivandrum (C.A.T). Today, C.A.T. stands out as one of the nation's premier architecture schools, setting a global standard in innovative design education and inspiring the next generation of Indian architects.

FOUR: Your architecture is described as "contemporary in outlook yet respecting heritage." How did you develop this hybrid philosophy?

N Mahesh: Right from the day I worked with Charles Correa, as his Site Architect at Kovalam Ashoka Hotel, I had the penchant for 'minimalism', but my passion for 'Indian' tradition & heritage would always motivate my thought process to look for a Hybrid Concept.

FOUR: How do you integrate eco-friendly strategies without compromising on aesthetics?

N Mahesh: Organic & sustainability factors can seamlessly be blended in modern design concepts as long as one approaches the design solution with ingenuity and honesty. The recent trend to have Façade Integrated Solar Power is a case point in support of my conviction.

FOUR: Many of your projects revive Kerala's traditional timber architecture. What draws you to these techniques?

N Mahesh: The good old Kerala timber structures have vanished; thanks to India's architects' blatant mindset for all that is "Western". It is high time we reinvent the beauty and versatility of the good old timber and re-adapt them for low-density Resort Hotels & Houses.

FOUR: What is your approach to luxury in hospitality spaces?

N Mahesh: A well-conceived Resort Hotel should ideally extrude 'Rustic' Luxury as against 'Glittering' ambience. Discerning guests enjoy "soft Architecture" compared to the hard surfaces of brick and concrete.

FOUR: Six of your buildings have achieved Platinum or Gold ratings. How do you balance this with luxury?

N Mahesh: One has to be honest and credible about one's intention to conserve energy instead of employing 'Green' technology merely as a marketing tool. If the Architect is 'holistic' toward their approach, I can't perceive why it is not possible to design with both sensibility and high-end luxury.

FOUR: What advice would you give to young architects?

N Mahesh: I always tell young Budding Architects that to earn success, it will be prudent to approach each project as an 'opportunity' and try to produce Iconic or Innovative Design. A well-designed building is your unpaid PR!

"At 74 years of age, my ardent goal is to leave behind a legacy of architecturally well-designed structures and continue my practice as long as I sustain good health."
